Since you took apart before, you may have bent the shaft slightly resulting in premature wear of the seal. Been there, done that myself. Be sure to check the shaft in case you have. Just roll it on a very flat surface like a piece of glass. If the shaft wobbles the slightest bit, replace the shaft or entire ram depending on your preference.
